Selling your home and getting the right price

Putting a value on your property can be difficult.  You might have sentimental connections to it, that in your mind increases the value, but you need to remain realistic to have a chance to sell in a competitive market.

Even going to high street estate agents, or professional valuers, can give you wildly different opinions on just how much your house is worth.

The internet provides a wealth of information and arsenal of tools to help point you in the direction of the right figure.

For example, head on over to the UK House Price Index to find out the average prices in your region.  We even have our own property valuation tool on the home page of our site where you can simply enter your postcode to find out the average value of your area.

The Halifax provide a feast of housing data based on their mortgage approvals (so consider that some data may be missing here)

Free valuation tools can be found all over the internet, but we advise that you simply use them as guidance, or a starting point, to putting a price on your home.

One site that you might consider useful is House Price Crash, which provides you with forecasts from property experts.  This might give you an idea to put selling your property on hold, or in some cases inform you that you need to sell it fast to get the best value!

If you see a number of properties for sale in your street, simply go and browse local estate agent windows.  This will give you an idea of how the properties are presented (if they supply good photos) and give you an idea on what price you could be asking for your own home.

If you want to increase the value of your home before you put it on the market, then you should consider carrying out any jobs on old or tired looking areas of the house before you sell.  If the job is done right, at a good price, you can seriously increase the value whilst making a profit on your updates.

You can increase the profit of your sale by using an online estate agent, such as Exchange Keys, who will take care of all your digital marketing needs.  What's more, right now, we are offering free listings - so there is nothing to lose.
